MARINA OPENS, MILESTONES TUMBLE IN MEMORABLE YEAR
Construction milestones, the $16m marina opening, new parks and a sales rush on residential lots – 2023 was one for the
record books as Pelican Waters enters its final stages of development, three decades since inception.
The highlight of the year was undoubtedly the June opening of the Pelican Waters Marina – one of the most significant infrastructure projects for the southern Sunshine Coast in decades.
Already a thriving nautical hub, the precinct is home to the only fully enclosed dry stack storage facility in the region, numerous wet berths, an array of boating businesses and services plus a signature steak and seafood waterfront restaurant opening in early March.
General Manager of Development for Pelican Waters, Hamish Pressland, said the boatyard was performing beyond
expectations, with the 160-boat capacity shed now one-third full, a steady flow of boats utilising the wet berths, specialty marina tenancies leased and new staff put on to meet demand.
“It is exciting to witness the community of boating enthusiasts growing around our world-class lifestyle asset.
The marina is a hive of activity with antifouling and other boat maintenance work being carried out.
We are pleased to welcome a new boatyard specialist Liam Knight joining our experienced team of marina manager Brent Wilson and Matt Dean as the ‘go to’ people at Pelican Waters Marina for all berthing, servicing, maintenance and repair
requests for the local and broader boating communities,’’ Hamish said.
Several new high-profile tenants came onboard this year to enhance the marina offering including shipwrights Wright Yacht & Boat Services; marine mechanics North Coast Boating who bring 40 years of trusted local experience to Pelican Waters, and Martini Luxury Houseboats.
The community is licking its lips in anticipation of the Marina Bar & Bistro opening early in 2024, focussing on shared platters and great quality charcoal-grilled steak and seafood overlooking the water.
The restaurant is an exciting new venture from popular local restaurateur Simon Jones, aka, That Pizza Guy.
“It will be all about sharing great food and conversation over a few drinks overlooking the water in a marina setting,’’ he said.
Building community amenity was at the forefront through 2023, with the completion of outdoor precincts Jensen’s Park and the second half of Central Park.
Adding to existing nearby parkour, netball and football facilities, the stage two of Central Park features a cricket oval circled by a 200m track, shade areas, outdoor gym and zip line while Jensen’s Park, bordering Bells Creek, has become another family favourite with its themed play and climbing equipment, cycle and skate pump track, frisbee golf course, protected tidal habitat zone and connection of the Coastal Pathway.
Construction continued on the estate’s final bridge linking New Holland and Spitfire Banks Drives and connecting
the golf course precinct with the island and beyond to Golden Beach, with its opening imminent.

COMMUNITY MATTERS
With sense-of-community being the heart and soul of Pelican Waters, the year featured a host of memorable events and occasions including the Pumicestone Rocks music festival in April which drew over 1000 people for an afternoon of live local music; and the inaugural Christmas lights boat parade through the canals of Pelican Waters in December.
A collaboration of the Caloundra Coast Guard, Pelican Waters Marina and Night Eyes, the parade is destined to become a regular event on the Christmas calendar.
Special thanks, as always, to the Caloundra Coast Guard, for keeping a vigilant watch on the Marina, passage and bar for the safety and enjoyment of all users.
Congratulations to the Golden Beach State School which reached a major achievement in celebrating its 40-year
anniversary in October. Since its inception in 1983, Golden Beach school has played an invaluable role in shaping the fabric of the local community.
In other education news, the Caloundra City Private School welcomed a new principal in Leon van Niekerk. It is great to see CCPS engaging with local Pelican Waters businesses, nurturing vocational pathway opportunities for life outside school – one of the many great initiatives of this fabulous, future-focused school.
STRONG LAND SALES,
EXCITING NEW OPPORTUNITIES COMING SOON
Pelican Waters’ evolution as a preeminent lifestyle destination was reflected in strong land sales throughout the year, the second half of 2023 marked by a surge of interest in prime waterfront lots.
Released in March, Castaways Pocket featuring 29 lots sold quickly with only four waterfront opportunities currently
remaining.
Late October saw a collection of six south-facing waterfronts brought to market, with two purchased within days of release.
“These lots are set in perfect tune with the nautical environment plus an abundance of parks, open spaces and walkable foreshores connecting future residents to everything Pelican Waters has to offer,’’ Hamish said.
Castaways 2 comprising dry lots was launched in November and has kept the momentum going, with one third of the 26 homesites already sold.
The Signature Terraces continued to impress, with the newest instalment of eight up-scale terrace homes overlooking the newly completed Central Park now 100% sold. Currently under construction by highly-respected local builder Platinum Residential Designer Homes, they are likely to be ready for their new owners by mid next year.
Another major highlight for the year was the November opening of the $44m Rockpool aged care facility focusing on supporting ‘aging in place’, caring for people who have lived and worked in Pelican Waters, who love the area and want to stay.
The centre accommodates 150 residents split into small 15-resident communities over its six-storey design. The ground floor encompasses dining, café and hair salon facilities, theatre, function and consulting rooms, wellness area and speciality health services.
“The arrival of Rockpool ensures we continue to be a diverse community, offering a broad range of residential accommodation for all stages of people’s lives,’’ Hamish said.
“We congratulate Rockpool CEO Melissa Argent and Executive Chairman Bill Summers for their collaborative approach in bringing this wonderful asset to Pelican Waters.”

Meanwhile The Cove luxury residential precinct under development by Henzells Property Group and construction by Evans Built is edging closer with stage one, Corsica, due for completion in early 2024, while work is also under way
on stage 2, Comino.
A collection of 15 boutique terrace homes within the project is 100% sold, with residents currently moving in.
The $400 million Cove development is set to become the largest private development on the Sunshine Coast and will deliver a total of 221 residences once completed in 2027.
In 2023 we also welcomed Palm Lakes Group as the new owner operators of the Greg Norman-designed Pelican
Waters golf course which opened earlier this year.

WHAT TO EXPECT IN 2024
It will be business as usual in 2024 as we power ahead preparing the last ever Pelican Waters land opportunities for sale.
Around February or March, we will be looking to release a collection of north and east-facing waterfront lots. A small amount of construction work along the front of Maclamond Drive will be carried out to deliver these premium homesites which will also feature the launch of our first waterfront Signature Terrace Collection.
The opening of the Spitfire Banks bridge will pave the way for construction of the final parcel of Pelican Waters land to be delivered to market.
This will comprise approximately 180 lots with associated development including completion of the canal, subdivision and bulk earthworks.
We are working towards releasing the first stage towards the second half of 2024 which will include more terraces and a range of waterfront, walkable waterfront, park-view and dry lots.
2024 will see the closure of our waterfront display village, which has played an important role in showcasing the skills and innovation of the region’s best builders. Thanks to all the participating builders for making the village such a success.
Some builders have already moved on while several remain, providing the perfect excuse to visit over summer to
check out the latest trends. We wish all our participating builders the best of luck in their ongoing endeavours.
On that note, thank you to everybody for their support in making the past year such an outstanding one for Pelican Waters. Thank you to all who make our community what it is including residential, business and boating, and for being such wonderful supporters of Pelican Waters. Stay safe, and may 2024 be even bigger and brighter for all!
