MARINA NOW OPEN!
A new era in coastal lifestyle has been launched with the opening of the $16 million Pelican Waters Marina.
The first of its kind for the Sunshine Coast in many decades and incorporating the only fully-enclosed dry stack storage facility in the region, the marina represents the most significant transformation of the Pelican Waters community to date and a key asset to both the local and regional economies.
The opening is the culmination of an eight-year collaboration between joint venture partners Pelican Waters Heart the developers of Pelican Waters, and Les Binkin of Marina Holdings Australia who will operate the facility.
It is a very proud moment to finally deliver the world class asset for the Sunshine Coast under challenging conditions.
After a lengthy collaboration period, the JV was signed in 2019 and construction began in 2021. In a challenging environment imposed by the pandemic, the global supply shortage, rising inflation and interest rates, we navigated through to completion and will take great satisfaction in seeing boating enthusiasts and the wider community share the rewards.
Our Joint Venture partner Les Binkin has decades of experience in the marina industry, has specialised in developing and managing world class marinas and is excited to be a part of the marina and boating community on the Sunshine Coast.

We are very pleased to welcome two highly experienced marina operators to the team – Marina Manager, Brent Wilson and Matt Dean, our forklift driver and general marina hand.
Brent has managed boat building companies and marinas for over a decade including the Marsden Cove Marina in New Zealand where he oversaw construction and ongoing management, putting the Pelican Waters marina in excellent hands.

If you are interested in utilising our marina, feel free to contact Brent on 0472 509 834 or brent@pelicanwatersmarina.com.au. He will be happy to arrange a site tour and explain the wide range of services available.
The marina comprises a fully enclosed 3,000sqm shed for storage of 160 boats up to 10m in length, offering clients unlimited boat lifts, one hour launch and retrieval service, boat washdown and engine flush services, while they enjoy the marina amenities.
The new state of the art Wiggins forklift is now in operation, capable of lifting vessels up to 10m in and out of storage. This is so much easier than having a trailer in your yard or taking up space on the street, plus you enjoy the convenience of having everything taken care of!
Our wet berths provide a safe harbour for 126 vessels up to 17m in length which are all supplied with power and water. Also available is access to a sewerage pump service and the floating fuel facility with diesel and premium unleaded options to service the marina and broader boating communities.
Boat owners have responded strongly, securing a number of spaces in the dry stack facility as well as the wet berths.
We know there are many people who have been watching with interest the construction of our new marina so we would encourage them to make contact to secure their berth. We also encourage others who wish to be a part of this thriving marina hub where their boats are secure and all their service needs are met to get in now while spaces remain.
Pelican Waters is currently offering an ‘early bird special’ of dry boat storage from $450 per month for a sixmetre vessel, and marina berths from $750 per month for a 10-metre berth.
Boats are already lining up for the precinct’s speciality boatyard services including boat anti-fouling, propspeed maintenance and marine repair, with other businesses including a shipwright, marine electrician and mechanic due onboard in the very near future.

There are exciting opportunities for businesses to get involved. Our advice for operators of businesses suited to a marine based environment would be to get in touch to find out how to become part of the team.
We are really looking for marine professional businesses who are keen to open up or transfer their business into the marina. We would love to work with experienced marine based businesses such as mechanics, electricians, canvasser’s etc to provide a one stop shop for all vessels in this region of the Sunshine Coast and beyond.
As the hub of nautical activity for the southern Sunshine Coast, the marina is the new headquarters of the Caloundra Coastguard – the go-to authority for navigational safety and channel conditions for marina users.
Bar conditions at the present time are highly favourable with good low tide depth of between 1.2 and 1.5 metres. We encourage all boaties to contact the Coastguard for updated conditions and always ensure their vessels are in safe working order.
As part of our ongoing service to the community, we will also be assisting Night Eyes in mooring the vessel used for carrying out their excellent volunteer work keeping our waterways clean.
The marina will also soon be home to an exclusive indoor and outdoor dining venue with breathtaking east-facing water views, set to be a focal point of the marina lifestyle precinct. A number of quality leads are being pursued for this blue-chip business location, and steak and seafood could well be on the menu, so watch this space!

Importantly, environmental and sustainability visions have been paramount in the construction and delivery of the marina.
The marina implements a specialised sewerage pump-out system for boats, provides a specialised boatyard for marine repairs in accordance with best practice to manage waste and runoff, and offers marine berths versus moorings in the Pumicestone Passage, which can impact on sea grass and other aquatic plants via anchor damage.
We have worked closely with Unity Water, Council and other authorities to operate as a clean marina and safe harbour for boaties, ensuring the waterways are protected.
After nearly a decade in planning and construction, and now open as a fully operational marina, we feel this is just the beginning.
We want all our marina industry tenants to prosper and provide a quality service to the community.
We encourage boat brokers, charter boats and businesses such as whale tour operators to join the team and discuss opportunities.
As the region continues to flourish as one of SEQ’s premier lifestyle and investment hubs, with some 2000 new residences and multiple business coming on line with Pelican Water’s upcoming Marina Village development alone, and a forecasted 20,000 new dwellings planned for nearby Aura over the next decade, the outlook is very exciting.

TERRACES PROVE POPULAR!

Construction is imminent on the new Signature Terrace collection, to be built by one of the Sunshine Coast’s finest builders, Platinum Residential Designer Homes. All eight of these premium terraces are now sold to predominately local and SEQ buyers, many being repeat buyers upgrading from previous terraces in Pelican Waters.
Featuring our best designs and highest quality fixtures and fittings to date, these terraces are the perfect lifestyle option offering 285sqm of dual level living with master suites upstairs and down, smart home features, single titles, sought after northerly aspect and fantastic views over the second stage of Central Park.
This terrace release was the first rollout of Pelican Waters’ fixed priced guarantee for buyers, offering a reassuring safeguard in the current climate. Buy partnering with a trusted local builder in Platinum, with the runs on the board in completing quality homes on time and budget, we were able to offer this peace of mind.
It is hoped the terraces will be complete by June 2024.
SECURE YOUR LAND AT CASTAWAYS POCKET
Our new release of homesites at Castaways Pocket is creating lots of interest with more than half of the available 22 dry lots now sold, and five waterfront sites remaining.
Part of our Stage-5 rollout, these lots are surrounded water to the west and south and a future park to the east. They range in size from 400sqm to 640sqm for the dry blocks, starting from $620,000 and from 475sqm to 817sqm for the waterfronts which are priced from $995,000.
The new land is positioned in a secluded precinct on the island, just a short walk to the new park with its canoe launch area allowing even non-waterfront residents easy access to the joys of canal life. Connectivity is also key for residents of this new enclave, with easy access via the new pedestrian bridge linking to the Coastal Pathway and newly-completed boardwalk accessing the marina and shopping village.

SKIES CLEAR FOR ROCKING GOOD TIME

After some dubious weather over the Easter period, the skies cleared right on cue for the third-annual Pumicestone Rocks festival.
This year’s event was another smash hit featuring four great local bands, delicious food options, awesome kids’ activities, wildlife displays, beers from local brewer Your Mates and much more.
This fabulous community event is a collaboration between ourselves and the Golden Beach & Pelican Waters Community Association with awesome support from local partners including The Cove, Rockpool and Oaktree.
With more than 1,100 attendees, Pumicestone Rocks is getting stronger each year and it is great to see new members of the community coming along and enjoying themselves. For only eight dollars a ticket, you can’t go wrong!
A big thankyou also to the Caloundra Chamber of Commerce for lending their expertise in event organising, the day went off without a hitch.

BRIDGE PROGRESSING WELL
Construction continues on our latest bridge which will connect New Holland and Spitfire Banks Drives. The bridge decking units were installed in May and we thank the community for their patience and understanding whilst semi-trailers were being used to install this vital infrastructure. All going well, we expect the bridge and associated connection works of Spitfire Banks Drive to be completed by September 2023.
