STRONG DEMAND FOR WATERFRONT LAND
Pelican Waters continues to experience high levels of demand for waterfront land, with more than 14 prestige homesites selling in the last month alone.
All dry lots in current stages have sold, and available waterfront opportunities are at a premium. The latest release in our Castaways community has been very well received with four of the 12 lots already snapped up, and strong levels of enquiry flowing in on the remainder.
Residents along Maclamond Drive will notice that their horizons have been expanded with the shade cloth barrier fencing on the new lots now removed, opening views of the water.
Due to the high interest in waterfront land, we are pleased to announce the pending release of 10 additional island lots off South Diamond Drive.
These west facing opportunities will comprise canal frontages ranging from 10m to 18m, with some being suitable for our award-winning signature terrace homes. Stay tuned for pricing to be announced on this exciting new release, which we expect to bring to market towards May.
Meanwhile, by the time you are reading this, the new bridge linking New Holland and Spitfire Banks Drives and connecting the golf course precinct with the island town centre, shops and marina should be completed. If it’s not then rest assured it won’t be far off!
Unfortunately, continual rain has severely hampered progress on this project. More than 1200mm falling in the past three months put construction behind schedule to the point where the line marking – due to be put down more than six weeks ago – has only just been applied.
We thank everybody for their patience with this important infrastructure project which will greatly enhance connectivity and amenity for residents of Pelican Waters.
Moving forward, the commencement of development of the last 25ha of Pelican Waters land is only weeks away. To streamline operations, we plan to complete the entire bulk earthworks for the remaining balance of land in one go, which should take between six and eight months.
During this time, we will also start work on our next land release in the precinct comprising roads and a diverse selection of land options including exclusive and walkable waterfront lots, dry lots and a continuation of our popular Signature Terraces.
It is too early to put a timeline on when this new land will be available, however we are aiming to have it completed by the first half of 2025.

NEW WET BERTH RATES
Now is a great time for boat owners to secure a wet berth at the Pelican Waters Marina, with new 12-month discounted rates available for up to $2,000 less than the standard price. Reductions to $5,976 per year for 8m, ranging up to $11,205 for 15m vessels per annum, based on a 12-month term being signed. Visit the Pelican Waters Marina website for all rates. Marina Manager Brent can provide the information on this special offer including excellent new terms for quarterly and six-monthly rates.
Our onsite chandlery is the perfect port of call for all your marine equipment and accessories, such as the all important flares. We advise all boaties to check that their flares and safety equipment have not expired. If so, they can be replaced at our chandlery.
The marina is fast evolving into the boating epicentre of the southern Sunshine Coast, offering servicing and maintenance for a safe and hassle-free day out on the water. Marine mechanics North Coast Boating who bring 40 years of trusted local experience to Pelican Waters are busily providing their expert services to boat owners with recognised brands, such as Mercury and Mercruiser along with servicing other engine brands.
Onsite shipwrights, Wright Yacht & Boat Services have all repair, painting, polishing and detailing needs fully covered. In fact, Wright Yacht and Boat Services are happy to provide an obligation-free quote for any of their services, so why not pop down to the marina for a friendly chat with Mark and the team about your individual requirements?
In the interests of keeping the boating community informed, our marina experts will be launching a series of videos covering maintenance and safety tips, boating advice, bar crossing tips and more, so stay tuned!
Our on-the-water unleaded and diesel fuel facility is the fastest, most convenient and safest way to fill your tank, while our anti-fouling services provide important upkeep to prolong the lifespan and structural integrity of your boat, even if your boat is sitting idle, salt water and other environmental factors are constantly at work and all boats, aluminium or fibreglass, need regular attention so they are seaworthy and ready for use – particularly with autumn and the upcoming winter periods providing excellent boating conditions with generally calmer seas and optimal bar conditions. For example, did you know your boat has anodes – these are sacrificial material to protect a boat’s metal structures from corroding and need replacing once per year? If you haven’t checked your boat’s anodes for a while, there’s a good chance they need attention, their replacement forms part of your annual service and our marina staff are here to help.

PASSING THE BAR
The Bribie Island breakthrough is a navigable natural bar for powerboats of a great range of sizes, with the optimal times for safest passage occurring between a mid-rising to mid-falling tide.
Wind and sea condition must be considered also . As with all bars, it needs to be treated with respect and planning your entry or exit is a good idea prior to your voyage.
We also urge boaties to talk with our marina experts and the Coastguard about the safest methods and timing for crossing the bar.
With Marine Safety Queensland (MSQ) now having a presence at the marina, we are working closely with them to ensure the safest possible boating environment, such as installation of additional navigational markers and lights.

TABLE SET FOR RESTAURANT OPENING
The much-anticipated waterfront marina restaurant is still well and truly on the table.
What is certain to be one of the southern Sunshine Coast’s ‘go to’ places for morning coffees, afternoon beers and wine, plus mouthwatering shared platters, charcoal-grilled steak and seafood overlooking the water – is coming soon. Those who follow the news would be aware that construction costs have risen dramatically and this has had an impact on moving forward with works on the restaurant.
Our tenant, That Pizza Guy, has engaged in a re-design and is negotiating necessary approvals for construction to start as soon as possible. All going well, the table is set for opening within the next two to three months. Keep an eye out for future updates.
Furthermore, Dockside Village is on track for opening soon. This highly anticipated new retail centre is coming to Pelican Waters Town Centre and Marina Village. Retail convenience, product quality and depth of offering are set to be strengthened for residents of Pelican Waters thanks to the development of this new shopping destination.
The IGA Supermarket will specialise in hand-selected gourmet foods and offer a vast range of locally sourced products. Affectionately named W’Gusto (pronounced as “With Gusto”), the IGA Supermarket will be owned and operated by locals Greg and Lecinda Weiss.
And in news from The Cove, the developers are pleased to report that Cove Corsica will be fully completed and have residents moving in shortly.
Cove Comino is progressing extremely well. The concrete roof slab is scheduled for the end of April. Practical completion is still scheduled for pre-Christmas this year.
Café Sisily at The Cove will open the first week of May with the new fitout works almost complete.
The community is eagerly awaiting Paolo and Giuliana bringing their delicious handmade pastries to The Cove precinct.

DISPLAY VILLAGE CLOSING SOON
An end of an era is approaching as our waterfront display village comes to a close, with just five builders remaining – Arcadia, qldBuilt, McLachlan Homes, Dwyer Quality Homes and Immackulate Designer Homes.
If you are buying and building, there is still time to drop into the centre for design inspiration and ideas from some of the best builders in the business. It may be a good idea to visit our website or call the office to check opening times first, as hours vary.
In addition to the 5 builders who remain open, we would also like to thank Platinum Residential, Metricon and Stroud Homes for their participation in the display village. As you drive around Pelican Waters you will see the quality homes completed by these builders, providing a living testimony to innovative and vibrant coastal living.
The current display village will likely close in July this year, the last in a long line of display villages that have mapped coastal housing trends across Pelican Waters over the past 30 years.
From Lake Magellan in the foundation years, to the canals, golf course, Northern Lakes, Island and Southern Lakes precincts, our display villages have led design inspiration from 1990s brick and tile homes to the contemporary coastal masterpieces of today.
With the display village starting to wind up, our land sales office will remain in the same location for the time being. Soon, the office will shift to a new terrace building which will be built where the carpark of the currently display village is located. Don’t forget to drop in to chat with our fantastic sales team Morgan Bonanno and Cat Miller who are there to guide you on your new home journey.
