MARINA & TOWN CENTRE TAKING SHAPE
WORK IS PROGRESSING AS PLANNED ON THE MARINA AND TOWN CENTRE AND ISLAND DEVELOPMENT, REPRESENTING THE FINAL PIECE OF THE AWARD WINNING PELICAN WATERS MASTER-PLANNED COMMUNITY.
With the newest land releases completed recently all attracting unprecedented buyer interest, the added lifestyle bonus of the first marina development of its kind for the region in many decade, highlights the confidence the existing and future residents of Pelican Waters have in the project. With construction of The Quays residential development complete, quality homes from many of the region’s best builders are now beginning to dot the landscape taking advantage of the fantastic water views afforded to nearly all house lots developed in that stage.

Included will be a full service marine facility with a host of allied marine business and services including re-fuelling and environmentally friendly sullage disposal.
With hundreds of boats already navigating their way around the beautiful waterways, there are currently no marine services close by to assist responsible fuelling or waste disposal. The Pelican Waters Marina will provide a haven for boaties to safely fuel and environmentally dispose of their waste.
Council meetings are in place with a view to advancing the marina project towards a 2019 commencement date.
For those looking at living or investing close to the action, land development for this dynamic mixed-use residential, retail and commercial centre is back on track and progressing strongly following a series of rain delays early in the year.
Road construction is almost complete and work is forging ahead on landscaping the streets and the first stage of a massive waterfront park, building a lifestyle and ambience never before experienced in the region.
Plans are almost finalised for the surrounding boutique retail centre which will include commercial and office space, professional services, a gym and various retail options along with cafes and restaurants overlooking the bustling marina.
With construction tipped to start in early 2019, the developers are fielding strong levels of enquiry for the business and commercial prospects on offer including interest from the work-from-home sector looking to enjoy the benefits of belonging to a vibrant business and lifestyle hub with reception services and more.

As early as April should see preliminary earthworks underway for the construction of the 50ha island component of the development, which will be home to an expansive central park, community centre, waterfront town centre and a variety of residential living options.
Access to the island precinct will be from new bridges being built at Coral Sea Drive and Michael Street. The western access to the island will be from the southern end of New Holland Drive and head east over a bridge on the island.
Meanwhile, keep an eye on the site at the intersection of Coral Sea Drive and Pelican Waters Boulevard which will make way for a four-storey, 60-unit vertical retirement community focussing on the wellbeing and lifestyle needs of senior residents.
Being developed by Oak Tree Group, construction is scheduled to start in the latter half of 2018, adding to the rich social infrastructure of Pelican Waters.
Exciting news too for the youngest members of the community and their families with the recent opening of the Green Leaves Early Learning Centre at the entrance to the Town Centre.
Catering for in excess of 100 children from six weeks to six years of age, the boutique centre will deliver high quality care, education and service, setting a new benchmark for early learning in the region. Registrations are now being taken.
DEVELOPMENT PLANNING PELICAN WATERS ISLAND
As you may be aware the Pelican Waters development is planning to construct a residential island on the vacant land south of the Pelican Waters Shopping Centre. The island will be accessible from three road bridges, specifically Coral Sea Drive to the north, New Holland Drive to the west and Michael Street to the east.
The island will also include strong pedestrian linkages across the island and along the waterfront in key locations. A navigable waterway will be constructed around the perimeter of the lake with a lock system similar to the northern lakes.
We are conscious of minimising impacts to existing residents and will be establishing sophisticated environmental equipment included 24/7 real time air quality monitors and back to base vibration monitoring equipment. The contractor will be operating under an Environmental Management Plan which will be overseen by Covey Engineers.
Construction fencing will be installed and initial excavation for the lake will commence. Whilst the lake will take several years to construct, works will be staged to provide logical connectivity within the road and pedestrian networks.
The State government and Sunshine Coast Council have approved the earth-work design but we are still working with the Council to refine the lot layouts, so the below plan should be considered conceptual and subject to change.

PELICAN WATERS NBN UPDATE
September onwards NBN is set to be coming to some of the older areas in Pelican Waters. Some in fields will be fibre to the node and others fibre to the curb. We are told Fibre to the curb can expect up to 100mb.
