BERTHING NOW
The first dedicated marina for the Sunshine Coast in many decades is officially underway. We are pleased to announce that contracts have been signed to signal the start of construction of the wet berths and associated infrastructure in the new marina precinct.

As we go to print, works should already be underway by local company, The Jetty Specialists installing pilings into the marina basin providing a first glimpse of what’s to come. Over the coming months the floating wet berths will begin to take shape for the future mooring of up to 126 vessels, with provisions now available for boats up to 15 metres.
Construction is also imminent for the associated marina facilities including fuel wharf providing unleaded and diesel fuels and the sewage pump-out station. We are about to set sail on associated landward works as well, as we move closer to finalising contracts with another respected local construction company, QTM, who will transform the precinct with a new 160 boat dry-stacker, boatyard, supporting marine-industry businesses and café.
Keep an eye out for building activity to start ramping up with this phase of the development early in the new year.
CONNECTIONS BUILT TO LAST
Connecting the community is at the heart and soul of what we do at Pelican Waters with a lot of work going into our network of parks, pathways, bridges and boardwalks to help keep residents active and engaged.
The latest example of this is now evident with piers rising up on the new pedestrian bridge linking the southern reaches of Pelican Waters with the island precinct, offering walkers, joggers, riders and skaters access to the marina and Central Park with its multitude of new and emerging recreational
facilities.
Works are also underway on a vehicular bridge connecting the island to the western and golf course precincts via Mahogany and New Holland Drives. We expect pylons to start being erected for this project in mid-2022, with final completion date tipped for around the middle of 2023.

When finished, this will offer seamless transition for residents across the island and beyond to Golden Beach and the Pumicestone Passage via the newly completed Michael Street and Spitfire Banks connectivity works.
CASTAWAYS POCKET COMING SOON

In addition to the new bridges and associated construction activity, one of our primary focuses at Pelican Waters is the upcoming land release on the island, to be known as Castaways Pocket.
This release, earmarked for March next year, will offer something for everybody featuring 37 lots in total including nine premium waterfront homesites, eight exciting new terrace home designs overlooking the park and a wide selection of dry lots close to the water and Central Park.
The lots will range in size from low maintenance 399sqm sites up to large waterfront sites of 900sqm-plus, with pricing yet to be finalised.
Given the demand for quality land and the success of previous releases, the advice to prospective buyers would be to register your interest in order to get first options once the new land is available.

VILLAGE HAPPENINGS

ROCKPOOL READY TO MAKE SPLASH
In a major milestone for the southern Sunshine Coast, Queensland residential aged care specialists Rockpool
have announced they have received official council approval to proceed with their state-of-the-art Pelican
Waters development.
Rockpool CEO Melissa Argent said the company was ecstatic to get the green light to proceed.
“We can’t wait to move to Pelican Waters. There’s such a great sense of community and everyone is so welcoming,’’ she said.

“In the weeks and months ahead, we will be stepping up our community engagement through our involvement with organisations such as the Golden Beach and Pelican Waters Community Association to ensure the development aligns with people’s needs.”
Ms Argent said Rockpool was currently looking to appoint a builder for the project, which was expected to be underway by April next year and take 12 months to complete.
The $44 million Pelican Waters project is aimed at reshaping the community’s perception of aged care.
The facility will accommodate 150 residents split into small 15-resident communities over its six-storey design. The ground floor will encompass dining, café and hair salon facilities, theatre, function and consulting rooms, wellness area and speciality health services.
The centre will focus on supporting ‘aging in place’, caring for people who have lived and worked in Pelican Waters, who love the area and want to stay.

NEW IMPROVED TERRACES

ENTERING THE FINAL STRETCH
After more than 30 years of shaping Pelican Waters into one of Queensland’s premier coastal communities to
live, work and play, we are about to enter our final stage of development.
We recently lodged to council an application to develop “Stage 5”, the last remaining land within the estate.
All going to plan, we envisage works to commence in the first half of 2022 with the project comprising 300 lots being rolled out over a two-to-three-year period.
Located on the western side of the island, the precinct will include an extension of Spitfire Banks Drive along a new bridge and development of the final hectare of Central Park to include a cricket field, fitness facility and exciting new kids play equipment.
A wide selection of homesites will be available including exclusive waterfronts, walkable foreshores, dry lots and terrace product.
