MINI MUSIC FEST HITS RIGHT NOTE
The inaugural Pumicestone Rocks mini music festival hit the right note at Pelican Waters on May 23 with just under 1,000 people getting into the groove of the great family event.

Held at Central Park on the new island precinct, the festival featured hit after hit from Creedence Clearwater Remembered, Grumpy Old Men and Mismo Tempo plus delicious food and kids’ activities such as climbing walls, archery and jumping castle.
The Golden Beach and Pelican Waters Community Association were instrumental in staging the first Pumicestone Rocks and we were delighted to work with them in bringing the event to fruition.
We would also like to thank the other supporters such as Henzells Property Group, Oaktree Retirement Group, the Caloundra Chamber of Commerce, The Cove and Pierre from The Cove Cafe who did an expert job running the bar. It was a genuine case of ‘for the community by the community’ and it would not have been possible without their efforts.
A special mention to the Sunshine Coast Council and in particular our local councillor Terry Landsberg for his valuable support.
We hope to make the festival an annual event, with a view to perhaps bringing it forward a few months next year when the weather is a little warmer.


FIRST HOMES DOCKING AT NAVIGATORS
The first homes are taking shape in Pelican Waters’ new Navigators precinct following the record breaking sell out of waterfront lots.
Construction is underway on one of the prime waterfront homesites by Display Village partner Platinum Residential Designer Homes, with more expected to start rolling out as we go to print.
Another exciting milestone for this part of the community has been the connectivity of Bells Esplanade to the southern end of Pelican Waters allowing residents to head east to Pumicestone Passage or west onto the new island precinct via the newly opened Spitfire Banks Drive bridge.

DISPLAY VILLAGE OPENING
Four homes are now complete at the new Display Village in Arlington Drive and Kianga Street as we move towards the grand opening event scheduled for late August.
If you’re looking for inspiration and a sneak peek at what’s to come, properties from Platinum Residential, Stroud Homes, Arcadia Homes and Burns Builders are now open.
The remaining display homes from Immackulate Designer Homes, Metricon, Matira, Dwyer Quality Homes, McLachlan Homes, qldBUILT are on track for completion by the August Opening.
Keep an eye on the Pelican Waters Facebook page for further updates, as some of these impressive designs will be ready for inspection as they come on line throughout July and August. An invitation to the opening event will be sent to residents of Pelican Waters and Golden Beach.
TERRACE SALES HIT OUT OF THE PARK

Buyers seeking a luxury, low maintenance lifestyle have responded en masse to Pelican Waters’ Signature Terrace collection.
The recently released Park Series of signature terrace homes is now completely sold out, with all 12 residences snapped up in just weeks by local and interstate buyers with prices ranging from $770,000 up to $905,000.
The Park Series success came hot on the heels of the sell-out of stage one, made up of 10 terraces, many of which are now under construction.
“These dual level luxury town homes have been a huge winner for downsizers, empty nesters, couples and young families” said sales consultant Morgan Bonanno.
“They deliver a new form of residential living for the region, bringing a superior design and build and upending the traditional notion of compact living.”
“A major selling point was the master bedrooms and living areas upstairs and down, combined with generous open plan living areas. There is a sense of room and space, but with the benefits of low maintenance living and the ‘lock up and leave’ lifestyle,” she said.
With all Signature Terraces sold the focus is now on delivering construction of the new homes. The building industry is facing increasing pressure at present due to the property boom and Government led Covid-19 relief packages. Demand is at historic highs and coupled with supply chain issues brought on by Covid-19, building timelines are under pressure. We continue to work closely with our builders to ensure timely delivery on this product.
STRONG INTEREST IN
UPCOMING LAND RELEASES
We are experiencing solid demand for upcoming land releases after our recent record-breaking waterfront sell-out at Navigators.
Comprising 17 waterfront lots and 19 residential homesites, Navigators became the estate’s first collection of waterfront land to sell out on the day of release with all lots having multiple offers with a number of lots having up to 15 offers to buy.
Pelican Waters land specialist Morgan is already being inundated with enquiries for the pending new release on the emerging island precinct, nestled between Central Park and the water.

To be known as The Entrance this coming land release will comprise of never before offered waterfront and residential product making it one of Pelican Waters’ most exciting releases. Waterfront lots offer private access to the walkable foreshore connecting pathways to the marina and marina village as well as pontoon leasing opportunities”.
Construction is currently underway ahead of an official launch in August.
“Interest is already very strong from buyers who missed out at Navigators,” Morgan said.
“Many of the buyers are those who were unsuccessful with previous releases remain very eager to secure a lot in the next stage. The majority planned their move pre Covid-19 and have been waiting for the right time,” Morgan said.
“Approximately one third of the enquiry is coming from southern markets because of our comparatively low price point and lifestyle advantages, however the majority of uptake is still from locals.”
Interest is equally high in Navigators Stage II release which is also under construction and set for an official launch in late
September. This stage will offer 49 homesites, approximately half of which will be exclusive, large north-facing waterfront lots. Unique to this stage will be the new pedestrian bridge linking the residential precinct along Warrego Drive with the island.
Stay tuned for updates on even more land coming to market soon, with a new island release likely to be on offer in the first quarter of 2022.
SENIORS RETIRING IN STYLE

Pelican Waters has reached a significant milestone with the opening of the community’s first purpose built vertical retirement village at the intersection of Coral Sea Drive and Pelican Waters Blvd.

MARINA UPDATE

The Pelican Waters Marina design process continues to progress with the aim to commence construction over the next couple of months. As with most large-scale projects there has been some slippage in timing however everything is progressing in the right
direction. It won’t be too long until you notice some construction activity on site.
Design of the land-based component featuring boat shed, boat yard tenancies, cafe and office is nearly two thirds complete and is being undertaken by leading firm QTM Enterprises and local marina engineering company The Jetty Specialists who are working on the final designs for the marina berths and fuel wharf.
Strong enquiry is already flooding in for the 160 dry stack storage spaces for vessels up to 10m, and the 125 wet berths available for boats up to 15m in length.

JEMMA JOINS THE TEAM
A long-time fixture of the Caloundra real estate scene, Jemma Wilson is the latest addition to the Pelican Waters sales team.
Since arriving on the Sunshine Coast in 2016, Jemma has worked for a variety of local agencies largely in support and administrative roles, and is delighted by the prospect of transferring her years of knowledge into sales.
Over the years she has been involved in hundreds of property transactions helping local families and new arrivals to the area.
“The back and forth of sales, contracts, dropping off keys, I’ve done it all and I find it so rewarding,’’ Jemma said. “I love working with people to help them achieve their goals and dreams.”
Formerly from Sydney and the south coast of NSW, Jemma moved to Pelican Waters five years ago, falling in love with the outdoor lifestyle, beautiful weather and friendly people.

85TH ANNIVERSARY A GALLOPING SUCCESS
A huge thanks to everyone who helped make our 85th anniversary celebration at the Sunshine Coast Turf Club on June 12 such a galloping success.
Having an 85-year continuous association with the local community is something that Henzells and Pelican Waters are very proud of.
As we continue to evolve and grow our business into the future, we will always remain mindful of the legacy we leave, our reputation and our integrity.
Special thanks to White House International who worked with our directors Garry and Roy and our office manager Sandy to put on such a memorable night. Local identities Ashley Robinson and Mal Brough kept everybody entertained with their tales of nostalgia, while the live entertainment from Virtuosity went down a treat. Thanks also to the Turf Club for being such wonderful hosts.
A great night was had by all and we look forward to reaching our next milestone of 100 years.
